The vision, made understandable

Think big.
Build it in clear stages.

The existing creative operation is the foundation. The complete campus is the future vision. This sequence explains the proposed direction without presenting concepts as completed construction.

01

Existing operation + current planning

Build from the existing foundation

Start with XV1, the original multipurpose studio, and the connected Productions, Threads, and Life businesses. Studio-back-wall work and equipment sourcing appear in the recent team planning records; completion has not been verified here.

Before moving forwardDocument the current spaces, equipment, permitted uses, photographs, and services that can be offered now.

02

Proposed first expansion

Expand production and performance

Develop the creative rooms and the performance environment around real demand. Confirm what can fit in the existing structures and what requires a new building.

Before moving forwardApproved scope, site feasibility, a practical layout, professional pricing, and a viable operating plan.

03

Proposed experience expansion

Connect headquarters, events, and recovery

Add the executive hub, event capabilities, food support, and appropriate recovery partners. Identify shared spaces clearly instead of counting the same room twice.

Before moving forwardVerified capacity, operators, staffing, safety, access, and a clear customer offer for each part.

04

Proposed incubator district

Grow the operator ecosystem

Fit the first qualified operator suites inside Performance, with a long-term target of approximately ten. Separate occupancy, service reimbursements, marketing support, and the owner’s proposed 20% strategic equity relationship. Clinical structures receive their own legal review.

Before moving forwardQualified operators, agreed terms, suitable fit-outs, and evidence of customer demand.

05

Future hospitality + mobility

Extend the stay

Develop proposed lodging, guest services, outdoor gathering spaces, and transportation. Distinguish HQ guest rooms from any separate modern guest residences in the final inventory.

Before moving forwardA feasible hospitality plan, required approvals, confirmed capital, and sustainable guest-service operations.

A plan people can understand

The details behind
the bigger picture.

These are the building blocks of an execution-ready plan. Their presence here is a checklist, not a claim that every document is complete.

Property & physical plan

Verified existing conditions, a survey, land-control documentation, access, utilities, circulation, and a site-specific feasibility review.

Spaces & services

One consistent record for each building, room, outdoor area, service, operator, and guest experience.

Demand & operating model

Project inquiries, relevant business activity, proposed offers, staffing, capacity, and clear assumptions for future services.

Capital & delivery

Documented budgets, professional estimates, exclusions, dependencies, approvals, and the responsibilities attached to each phase.
